Boston Real Estate Market Snapshot

Alongside the heat wave, red-hot demand continues, with median sale prices near $830K–$870K. Inventory has ticked up slightly, aiding moderate buyer leverage, but supply growth is tempered by slower completions. Rental rents are slowly climbing. Policy incentives (e.g. conversions, zoning reform) are promising but unlikely to instantly resolve the housing tightness. Still, sellers hold steady advantage. Homes continue to sell quickly, with an average of 33 days on the market.

Rental Market: The rental market remains robust, with average rents around $3,200 per month and low vacancy rates of 3.8%. This trend is driven by limited new construction and rising home prices, pushing more individuals toward renting.

Buyer Strategy: Given the competitive nature of the market, especially in desirable neighborhoods, prospective buyers should be prepared for multiple-offer situations. It's advisable to secure mortgage pre-approval and be ready to act swiftly when suitable properties become available.

Seller Strategy: For those considering selling, market conditions present an opportunity to capitalize on accumulated home equity.

Sustainability: There is an increasing demand for energy-efficient homes, solar panels, and sustainable building materials.​ Zoning changes encouraging downtown construction and carbon-neutral builds may boost long-term inventory.
